Our approach

We look at the whole roof, not just the shingles.

A good-looking shingle cannot make up for problems underneath it. So we inspect the shingles, the and the attic before we recommend anything. Flashing is the metal that keeps water out where the roof meets a chimney, a wall or a vent. We do not drop the price to win your project. We tell you what your roof needs and why. Your project consultant builds your personalized estimate at that same visit. It includes the shingle and color you like. Before work starts, we review the schedule and how we protect your home and yard.

Asphalt shingle roof inspection, repair and replacement

Whether you have a leak or want a new roof, we start with a free inspection.

Asphalt shingle roof inspection

Your project consultant checks the shingles for cracks, curling, missing pieces and granule loss. Granules are the gritty surface that protects a shingle from the sun. Then we check the flashing, the valleys where two roof slopes meet, the seals around plumbing pipes, the vents and the roof edges. Inside the attic, we look for stains, wet insulation, damaged roof boards and poor airflow. We may use an aerial drone to photograph areas that are hard to reach. We document the process with photos and explain what we found.

What we install

GAF

GAF architectural and designer shingles.

An asphalt shingle is a fiberglass mat coated in asphalt and topped with mineral granules. A three-tab shingle lies flat and looks uniform. An architectural shingle has layers, so the roof has depth and shadow. A designer shingle is shaped to look like slate or wood shake. Future Remodeling installs architectural and designer shingles from GAF. Your project consultant brings samples to your consultation.

Slateline®

A designer shingle with tapered cut-outs and bold slate-like shadow lines.

Every roof we install is a complete GAF roofing system, not shingles alone. The shingles, the protective layers under them and the work together. That gives you superior protection, a longer life and access to industry leading warranties. Your project consultant explains which coverage applies to your roof.

Parts of a GAF roofing system

Every layer of the roof works together.

A GAF roof is more than shingles. These are the layers Future Remodeling installs, from the roof deck up.

Leak barrier

A self adhered membrane goes down first at the eaves, in the valleys and around anything that comes through the roof. These are the places where water and ice collect.

What we use

  • Peel and stick, bonded to the deck.

  • GAF WeatherWatch

    Mineral surfaced leak barrier.

  • GAF StormGuard

    Film surfaced leak barrier.

Roof deck protection

A synthetic underlayment covers the rest of the roof deck, under the shingles. It is a second line of defense if wind ever drives water past a shingle.

What we use

  • GAF Deck-Armor
  • GAF Tiger Paw
  • GAF FeltBuster

Starter strip shingles

The first course runs along the eaves and rakes, over the drip edge. The first row of shingles seals down to this strip, which helps keep the roof edge from lifting.

What we use

  • Metal edge at the eaves and rakes.

  • GAF Pro-Start
  • GAF WeatherBlocker

Shingles

Shingles form the roof you see, and they cover every layer beneath them.

What we use

  • Timberline HDZ
  • Timberline UHDZ
  • Camelot II
  • Woodland
  • Slateline

Attic ventilation

Intake at the eaves and exhaust at the ridge keep air moving through the attic, which lets heat and moisture out.

What we use

  • GAF Cobra ridge vent
  • GAF Cobra IntakePro

Rooftop intake for homes with little or no soffit.

  • GAF Cobra Snow Country

    Made for colder climates.

Ridge cap shingles finish the hips and ridges, where two roof slopes meet.

GAF Master Elite and Golden Pledge.

The top of GAF's three residential tiers, and it matters because of one document. The Limited Warranty can only be offered by a Master Elite® contractor, and even then it needs a qualifying Timberline® shingle and at least five qualifying accessories, not just the certification. GAF's own conditions for the tier are insurance, licensing where a state requires it, years of experience and customer reviews.

FORTIFIED by IBHSFORTIFIED Certified

What FORTIFIED certification means for your roof.

A construction standard rather than a product brand. The credential is earned by training and an exam and is recredentialed every three years. The part that matters to a homeowner is what it does not do on its own: a FORTIFIED certified contractor does not produce a FORTIFIED home. The designation is issued by IBHS only after an independent FORTIFIED Evaluator documents and verifies the work, and without that verification there is no designation and no insurance benefit.

What Homeowners Say About Us

Questions and answers

Asphalt roofing questions homeowners ask.

Does a 30 year shingle really last 30 years?

Not always. The number does not tell you how long your roof will last. Curling, cracking, granule loss and leaks tell us far more. Attic ventilation and the quality of the installation matter too. Your project consultant explains what the signs on your roof mean.

Is it cheaper to replace a roof with shingles or metal?

Shingles, up front. Asphalt costs less to buy and install than metal. Metal lasts longer, and that is part of the comparison. Roof size, pitch, , roof board condition, flashing and ventilation affect either price. If you are weighing both, we price both for the same roof so you can compare the complete work.

Will a roof leak if shingles blew off?

It can. Missing shingles leave part of the roof exposed to wind-driven rain. Have the roof inspected even if you see no stain inside. A few missing shingles rarely mean the whole roof needs replacing. We check the condition of the roof, provide a repair estimate if a repair is needed, and then schedule the service.

Can asphalt shingles be installed over existing roofing materials?

We do not do it. On a full replacement, the old roofing comes off every time. That is how we see the roof boards and fix what is hiding under them. A second layer covers up damage and limits what we can repair. Your new roof goes on boards we have checked and repaired.

Can an asphalt shingle roof be installed in winter?

Yes. Future Remodeling installs roofs through the winter. Your Project Leader gives you the dates before the materials are ordered.

What maintenance practices help extend the life of an asphalt shingle roof?

Keep the gutters clear and get leaves and branches off the roof. Fix a damaged shingle or loose flashing before the problem spreads. Watch shaded areas for moss and algae. Make sure the attic vents are not blocked. After a big storm, or when you notice a change, have the roof inspected.

What should I compare between asphalt shingle estimates?

Compare the complete work, not just the shingle. Two estimates can name the same shingle and describe very different projects. Check that each one covers tear-off, roof board repairs, the leak barrier, flashing and ventilation. Check that each shows where the work starts and stops. Then ask who manages the project and who you call with a question.
