Our approach

We treat every home like our own.

A skylight has to bring in daylight and keep water out. We give it the same care as the roof itself. We do not drop the price to win your project. Your project consultant inspects the skylight, the , the roof around it and the ceiling below. Flashing is the metal that seals the joint between the skylight and the roof. Then we give you an honest and accurate recommendation: add a skylight, replace an existing one with your roof, or leave a sound one alone. Your project consultant builds your personalized estimate at that same visit, with the skylight you like. We discuss your questions at the consultation. Before work starts, we review the schedule and how we protect the room below.

Skylight services

Not sure whether the water is coming from the skylight or the roof? Start with a free inspection.

Skylight inspection

A free, thorough inspection of your existing skylight. Your project consultant checks the glass for fogging and the seals for wear. On the roof, we check the flashing, the shingles around the opening, and where water and snow collect. Inside, we check the ceiling and the light shaft for water stains and moisture. The light shaft is the boxed opening that carries daylight from the roof down to your ceiling. We document the process with photos and explain what we found. If the skylight is fine, we say so.

Skylight replacement

We replace old or leaking skylights of any brand with new VELUX skylights, as part of your roof replacement. The roofing comes off around the opening and the old flashing comes out. We check the wood underneath, then wrap a new water barrier around the frame. The new skylight goes in with the VELUX flashing kit made for your roof. No sealant goes on the skylight, because the flashing is designed to shed water without it.

Skylight installation

A new skylight where there was none, installed with your new roof. Your project consultant helps you choose the spot. We check for rafters, a chimney, vent pipes and wiring before planning the opening. We frame the opening so the roof carries its weight as it did before. If there is attic space between the roof and your ceiling, we build a light shaft and insulate it. The shaft can run straight or widen toward the room to spread the light.

Plan with your new roof

A new roof is the time to replace older skylights.

When we re-roof your home, we can replace dated bubble skylights or older inefficient models in the same project. A VELUX Skylight System brings clear glass, solar-powered venting options and pre-installed solar shades, without scheduling a second project.

  • Save time and money by combining the work.
  • Choose current skylight technology with clear glass, improved energy efficiency, venting options and included shades.
  • Start the skylight and roof warranties together.

    Fixed Skylight Systems

Fixed skylights bring daylight into your home with a minimal profile along the roofline. We help you compare the available sizes for your room.

Warranty

What warranty comes with a VELUX skylight?

The VELUX warranty, and an optional one from us.

01

Manufacturer warranty

VELUX covers the glass for twenty years against seal failure, the skylight for ten years against defects, and motors, controls, solar panels, rain sensors and remotes for five years. VELUX also covers the installation for ten years. To qualify, the skylight must use VELUX flashing and be installed to VELUX's instructions, and the roof must have one layer of roofing. Your project consultant tells you whether your skylight qualifies before you buy it.

02

Limited lifetime workmanship warranty

From us, a lifetime limited workmanship warranty is available as an optional upgrade on qualifying full replacements. Your project consultant can walk you through it.

What Homeowners Say About Us

Questions and answers

Skylight questions homeowners ask.

Still have one? Call (201) 379-9928 or send us a message.

Is my skylight leaking, or is it the roof?

Usually it is the joint between them. Most leaks start at the flashing, the metal that seals the skylight to the roof. The common causes are a flashing kit that does not match the roof, an old kit reused when the roof was redone, or a skylight that was caulked instead of flashed. Your project consultant inspects the roof above the opening and the ceiling below and tells you where the water comes from. We also check the skylight itself for fog between the panes, a hardened seal or a cracked dome.

Why does my skylight leak in winter but not in a summer storm?

It is probably condensation, not a leak. Warm indoor air meets the cold glass and drips from the low corner of the pane or dampens the shaft walls. It is worst on a cold, clear night. VELUX treats it as normal below twenty degrees, not as a defect. The other winter cause is an , where melt water backs up under the shingles above the skylight. We check the condition, provide a repair estimate if a repair is needed, and then schedule the service.

Can you install a skylight without replacing the roof?

Not right now. Future Remodeling installs skylights as part of a roof replacement. Taking the roofing off around the opening is how we reach the flashing, the water barrier and the wood underneath. If your roof has years left in it, your project consultant tells you so, and the skylight waits for the roof.

My skylight is fogged. Can you replace just the glass?

No. Fogging means the seal between the panes has failed, and we do not replace the glass on its own. We replace the whole skylight with a new VELUX skylight and flashing kit when we replace your roof. If your skylight is a VELUX, its glass has a twenty year warranty against seal failure that clouds the view, parts only. Check the model and the installation date with VELUX before you decide.

Do you replace VELUX skylights? What about other brands?

Yes to both. Future Remodeling installs and replaces VELUX skylights. We also replace other brands with VELUX when they have reached the end of their life. Either way, the work is done with your roof, and we review the VELUX warranty for your new skylight.

Can you add a skylight to a roof that does not have one?

Yes, as part of a new roof. The spot depends on what is already in the roof: the rafter spacing, a chimney, a vent pipe, a bath fan duct or wiring. On a truss roof, we check the framing before anything is cut. If your ceiling follows the roof line, no light shaft is needed. If there is attic space, we build a light shaft down to the ceiling. We plan its shape with you to suit the room and spread the daylight.

How much does it cost to install a skylight?

It depends on the skylight and on the roof, so the number comes from an inspection. A fixed skylight costs less than one that opens. A new opening costs more than a reused one. The price also depends on the shaft length, the roof slope and the access to the roof. The roof replacement is part of the same estimate. The inspection is free and takes one visit. Your personalized estimate prices each item on its own line, and most homeowners choose to finance their project.

Can you put a skylight on a flat roof?

Yes. On a flat or , the skylight sits on a curb instead of down on the . The roof membrane turns up the curb and the flashing covers it. Your project consultant looks at the roof covering, the drainage around the spot and the room below before recommending a skylight. Your estimate names the curb, the flashing and the membrane detail.

What warranty comes with a VELUX skylight?

The VELUX warranty, and an optional one from us. From us, a lifetime limited workmanship warranty is available as an optional upgrade on qualifying full replacements. Your project consultant can walk you through it.

Does a VELUX Certified Installer change my warranty?

No. VELUX's installation coverage applies no matter who installs the skylight. Certified Installer means our crew has completed VELUX's installation training. It covers the flashing, the water barrier and installing without sealant on the skylight. Those are where most skylights go wrong. You can find us in VELUX's installer locator.

Do you install skylights throughout New Jersey?

Yes. We are headquartered in Bergenfield, and we serve the entire state of New Jersey as well as Westchester County, NY. Most of our skylight projects are in Bergen and Essex counties, in towns like Mahwah, Tenafly, River Edge, Closter, Englewood, Franklin Lakes, Haworth and Teaneck.
