Our approach

Every flat roof starts with drainage.

Water on a flat roof has to run across the surface to a drain or the roof edge. We check that path, and every spot where the roof meets a wall, a door or a sloped roof. We explain what we find and why we recommend the work, so you know what your roof needs before you commit. Before the crew arrives, we go over the schedule and how we protect your property.

Flat roofing services

Inspection, repair, replacement and installation We work on porch roofs, additions and the flat sections of a house. Not sure what your roof needs? Start with a free inspection.

Flat roof inspection

A free, thorough inspection of your existing flat roof. Your project consultant checks the membrane, the seams, the , the edge metal and the drains. The membrane is the sheet that covers the roof. Flashing is what seals the roof where it meets a wall, a door sill or a pitched roof. We check any exposed wood under the roofing. We also look for stains and moisture in the attic or on the ceiling below. Where a spot is hard to reach, we may use an aerial drone inspection. We document the process with photos and explain what we found.

Flat roof replacement

The old roofing comes off and we inspect the deck underneath. We document the process with photos. Then the new membrane goes on, with flashing at every wall, edge and opening. Any drainage work happens while the roof is open.

TPO roof installation

For an addition or a new roof section, we plan the slope, the drains and the connections to the house before the membrane goes down. How we secure the membrane depends on the roof's design and the surface underneath.

Flat roofing products

The right membrane for how you use the roof For we install GAF TPO, a reinforced roofing sheet with heat welded seams. For a balcony or you walk on, we install Dec-Tec PVC deck membrane, which has a surface made for foot traffic. Either way, we plan the seals around door sills and railing posts so water stays out.

How a roofing project runs

We review the plan before the crew arrives.

Here is what to expect from the first visit to the final walk-through. The steps are the same whether we repair one leak or replace the whole roof.

Inspection

Your project consultant inspects the roof and the attic, takes photos and goes over the findings with you. Your personalized estimate is built at the same visit.

What Homeowners Say About Us

Flat roofing questions

Flat roofing questions homeowners ask

Still have one? Call (201) 379-9928 or send us a message.

Can you patch a flat roof?

Yes, if the damage is in one area and the roof around it is sound. We check the condition of the roof, provide a repair estimate if a repair is needed, and then schedule the service.

Is it better to repair or replace a flat roof?

Repair it when the problem is in one place and the rest of the roof is in good shape. Replace it when the membrane is damaged across the roof, the seams keep failing or water will not drain. When either option would solve the problem, we provide both estimates.

What are the disadvantages of TPO roofing?

TPO depends on a careful installation. The seams, the flashing and the edges have to be welded and sealed with care. It also needs clear drains and a regular inspection. A new membrane cannot fix a roof that holds water or slopes toward the house. Those problems get corrected as part of the roofing work.

Which is better, EPDM or TPO?

Both can work. Future Remodeling installs TPO because its seams are welded with heat, so the sheets fuse into one layer. is a black rubber membrane, and its seams are taped or glued. We make test welds and check each seam after it cools. The roof still needs the right attachment, flashing and drainage, and we plan all of it as one system.

Can a flat roof be replaced in winter?

Yes. Future Remodeling installs roofs through the winter. A heat welded seam needs a clean, dry surface, so we plan the work around the forecast. We review the dates before the materials are ordered.

How much does it cost to replace a flat roof?

It depends on the roof, so we measure before we price your project. The area, the number of old layers, the condition of the deck, the membrane you choose, how it is attached and any drainage work all affect the cost. A small porch with several wall connections or a door sill can take more detail work than its size suggests. The inspection is free, and your estimate is based on our measurements.
