Synthetic roof inspection

A thorough look at your roof and your attic. Your project consultant checks the tiles, the ridges and hips, the valleys and the lower edges. Ridges and hips are the peak and the sloped corner lines. We check the at the chimney, the vent pipes and every wall the roof meets. Flashing is the metal that seals the roof where it meets something else. In the attic we look for stains, wet insulation, damaged wood and poor airflow. We may use an aerial drone to photograph the roof. We document the process with photos and explain what we found.

Synthetic roof repair and leak repair

We find the leak first, then check the condition of the tiles and flashing around it. A cracked tile or a leaking chimney seal rarely calls for a new roof. If a repair is needed, we provide a repair estimate and then schedule the service.

The old roofing comes off and we inspect the wood deck underneath. We document the process with photos. Then the water barrier and flashing go on, and the Brava tile you chose is fastened in the planned layout. If we find hidden damage, we provide a repair estimate before scheduling the service.

Synthetic roofing questions homeowners ask.

How are roof tiles installed?

In layers, from the deck up. First we check and prepare the wood deck. Then the water barrier and the flashing go on. The Brava tiles are fastened row by row in the planned layout. The ridges, hips, valleys and the openings around chimneys and vents are finished as part of the same installation.

Can you repair a roof without replacing it?

Yes. We check the condition of the roof, provide a repair estimate if a repair is needed, and then schedule the service. A cracked tile or a leaking chimney seal does not call for a new roof. The inspection shows how far the problem goes. If either option would solve it, we price both.

Can a synthetic roof be installed in winter?

Yes. Future Remodeling installs roofs through the winter. Your project consultant plans the dates around the forecast and confirms them before materials are ordered. A cold month does not mean waiting until spring.

What is the lifespan of a new roof?

It depends on the whole roof, not just the tile, so no single number fits every house. Brava's product warranty describes what is covered. It does not predict when the roof will need replacing. After the inspection, your project consultant tells you what your roof's condition means for the years ahead.

What kind of maintenance does a roof need?

Have any problem looked at early, even when most of the roof looks fine. Call us if you see a cracked or missing tile, a stain in the attic or a leak near a chimney. Keeping the valleys and gutters clear helps water run off. Your project consultant can give you Brava's care guidance for your tile.

What should I ask a roofer when getting an estimate?

What is the average cost of a roof replacement in NJ?
