Metal roof inspection

Your project consultant checks the shingles or panels, the seams and the visible screws. We check the valleys, where two roof slopes meet, and the ridge along the peak. We check the at the chimney, the walls and the pipes. Flashing is the metal that keeps water out where the roof meets something else. In the attic, we look for water stains, wet insulation, daylight and poor airflow. We may use an aerial drone to reach what a ladder cannot. We document the process with photos and explain what we found.

What Homeowners Say About Us

Questions and answers

Metal roofing questions homeowners ask

Is a standing seam roof better than metal shingles?

Neither is better. They look different and suit different roofs. Standing seam gives long vertical lines. Metal shingles give a layered look like architectural shingles. Your roof's slope and the details around chimneys and valleys matter too. Future Remodeling installs both and help you compare samples on your own home.

Is it cheaper to install a metal roof or asphalt shingles?

It depends on your roof, so we price both for the same roof. Roof size, slope, removal, roof deck repairs, flashing and vents all affect the cost. Your project consultant explains what changes between the two. You compare the complete work, not just the covering.

What are the downsides of a standing seam metal roof?

Waviness, movement and sliding snow. Wide panels can show a slight waviness, called oil canning. The metal moves as the temperature changes. Snow can slide off in heavy sheets. Panel width, thickness and finish all affect how the roof looks, so we go over those choices with you before ordering.

What are the benefits of metal roofing?

A metal roof holds up to wind, hail and fire, and it lasts. You can choose a layered shingle look or long standing seam lines, with trim and flashing to match. Each system has its own published wind and impact ratings. Your project consultant explains how the system we propose fits your roof.

Can a metal roof be installed in winter?

Yes. Future Remodeling installs roofs through the winter. Your Project Leader gives you the dates before the materials are ordered. We review the schedule before the crew arrives.

What goes under a standing seam metal roof?

The wood roof deck and a water barrier. Flashing goes on at the valleys, the edges, the walls and every opening. The panels attach to the roof deck beneath the raised seams. We also plan the vents your attic needs. For Drexel Metals, we follow the manufacturer's exact panel and fastening instructions for your roof.

Can metal roof leaks be repaired?

Yes. We check the condition of the roof, provide a repair estimate if a repair is needed, and then schedule the service. A leak at a seam or at the flashing does not mean you need a new roof. The inspection tells us how much work is needed.
